If this is the first time you have ever embarked on a self-build project, we have a few tips relating to the choice of materials for, and the construction of, your new roof which may be of help.

When planning your self build property, look at, and take inspiration from surrounding properties so that your project will be sympathetic to the local style.

Check your plans with the local planning authority and ask for their advice. Authorities have definite rules and policies and must be consulted before any development takes place.

If you are able to choose between natural and artificial materials, you should consider that the colour permanence of natural materials may add value to your property in the future.

Choose a suitable tile for the design of the roof. If the roof has intricate shapes such as dormers, plain clay tiling may be the most appropriate choice. If the roof is a simple gable to gable design, then a tile with a large profile, such as a clay Pantile roll tile may be equally suitable. Clay roof tiles are extremely versatile and enable creative detailing which gives any building warmth and character.

Think about colour and texture. You need to consider what effect you want from your roof. Do you want it to look new or weathered to blend in with older surrounding buildings? Do you want a solid, even colour or a variagated effect (colour and shade variation between tiles)? Does the surface need to be smooth or coarse (sandfaced)? Long term appeal should also be considered: what will your requirements be in ten years time? Clay roof tiles are made from natural clay and fired in a variety of 50 different natural and permanent colours and finishes. Their natural colours actually improve with age.

Consider the effect of high winds and inclement weather. It may influence your choice if your property is on an exposed coast or in the north of the UK where average wind speeds are higher. If in doubt ask the manufacturer's technical department for advice. Clay roof tiles have been trusted as a durable roof covering since the 13th century and withstand extreme weather conditions. Whether it be 10 or 100 years old, look at any clay roof building and you will see that the tiles have weathered beautifully.

Many reputable tradesmen rely on recommendations from satisfied customers. Try to find a friend or someone who has had work done who can recommend a roofing contractor to you.

Get quotes from no less than three roofing contractors.

Be very clear on exactly what work you want carried out and make sure your roofer's quotation lists exactly what work he proposes to do and for what cost.
